Hi, I’m Denny — dad, husband, engineer, real estate agent, and builder of a life fueled by family, freedom, and a lot of trial and error.
HiC3 stands for Coffee, Chaos & Cashflow — three forces that shape my daily life and drive my mission. This site is a journal, a playbook, and a permission slip for ambitious parents like you who want more than just survival.

Coffee, Chaos, Cashflow

My journey didn’t start with a six-figure online business or a luxury real estate portfolio. It started with a burnout cycle — 50+ hour work weeks, a draining commute, and a dream of spending more time with my daughters, Emma and Cora, my wife Phung, and yes — even quiet walks with our adult pup Nala, who reminds me daily to slow down and sniff the roses.
I’ve worn a lot of hats:
My “aha” moment came after closing 4 real estate deals during my paternity leave and realizing…
Just four deals covered four to five months of full-time income.
If I could repeat that — and teach others how — everything could change.

Morning rituals, mental clarity, presence
My mornings start early — 4:00 AM on M/W/F , and 4:40 AM on T/Th. Right after, I stretch for 3 minutes (alarm across the room is key), meditate, read affirmations and my personal mission, journal, and read — all before anyone else in the house wakes up. Then I work out with the neighbors M/W/F, and do yoga on T/Th.
I make coffee for Phung every morning, and take a sip myself.

Toddler life, parenting curveballs, and presence
Some evenings it’s toddler tears over toast. Other days it’s dog pee on the washable rug. And in between, I’m trying to help Emma feel seen, teach Cora new sounds, and stay emotionally present for my wife — while balancing real estate calls and CRM alerts.
We don’t do perfection here — we do progress.
Real estate, side income, and long-term freedom
I’ve lived in my own duplex, rehabbed units, overspent money on the wrong deals, and made $40K from just 4 transactions — all while working a day job. Now I teach what’s actually working, minus the influencer fluff.
This isn’t about Lambos or private jets. It’s about building a life that lets me:
And I want to help you build the same — without selling your soul or sacrificing your family.
